Master Plan
New ECO Friendly housing project in Hervey Bay
Kingfisher Lakes is being developed by Australian Property Projects Pty Ltd and will comprise some 175 allotments. Land will be constructed and released for sale in 6 stages.
The value of the project once fully developed is expected to be in the order of $100 million and will showcase high quality homes from Hervey Bay's leading residential builders.
The subdivision masterplan features a range of small to medium sized allotments surrounding two large lake systems and a central recreation park. Existing areas of remnant Melaleuca forest have been retained and will be given to Council as reserve land once weeds have been removed and other landscaping works completed. The lakes have been primarily designed to control stormwater flows along this section of Eli Creek during major rainfall events, but will also be an integral part of re-establishing plant and bird life in this urban location.
Based on the design principles contained in the Australian Model Code for Residential Development the project building covenants seek to encourage innovative housing solutions on smaller allotments, in a traffic friendly and fully landscaped environment. The developers are also encouraging environment and climate aware design and intend to implement a range of initiatives during the course of the project to encourage the use of eco-friendly and sustainable products and practices.
Allotment sizes average around 500 square metres in area and have been specifically directed at a market that is looking for a more compact parcel of land in a natural bushland setting. Extensive planting of the lake edges will be undertaken to re-create a natural environment that links the water with the existing areas of Melaleuca forest. These forests are an integral part of the overall site planning and every effort has been made to retain and enhance this vegetation for wildlife habitat.
The close proximity of this site to the central shopping and community facilities of Hervey Bay allow walking and cycling to be considered, and within the estate a 2.5m wide pedestrian-cycle pathway link from Fairway Drive to Urraween Road will be constructed to encourage this type of activity. A pedestrian pathway system along roads, within the reserve areas, and around some of the lake edges would also be included to further enhance the walking opportunities within the development.
Entry to the estate is via a new road off Fairway Drive and only a short distance from the signalized intersection with the Maryborough Hervey Bay Road.
